Behind The Sale : How Preparation Helped Sell 110 Sunset Strip, Jan Juc

Months of preparation pay off for Jan Juc acreage sale

Months of preparation helped set the scene for the sale of 110 Sunset Strip, Jan Juc, with 17 buyers attending the first open home and the eventual purchaser making an offer following that inspection.  The sale delivered a strong result for the owners, with a longer settlement giving them valuable time to cement their next move.  For McCartney Real Estate director Brent Hartigan, the campaign began well before the property reached the market. In a competitive market, carefully considered improvements can help a home stand out, strengthen its appeal to buyers and put it ahead of competing properties.

A plan built around the owners’ next move

The owners contacted McCartney through its website in February after a recommendation from a friend. The agency’s experience selling similar properties, and its presence in the same price bracket, helped bring them together.  Their goal was to move to a smaller parcel of land while remaining in Jan Juc. Price mattered, but so did securing enough time to find a suitable property.  Brent, who has more than 15 years of experience as a sales agent, identified an opportunity to improve the home’s presentation before launching as the weather warmed.  With acreage transactions in this price bracket moving slowly, the property needed to make a strong first impression. Its combination of space, a pool and walking access to the beach and town centre offered a distinctive advantage.

Addressing objections before buyers arrived

The preparation focused on details buyers would notice: cleaning the driveway, gutters, decking and windows; tidying trees and gardens; adding fresh mulch; improving paths with crushed rock; and completing a substantial internal tidy-up.  Brent’s approach was to identify potential buyer objections early and give the owners time to address them. The owners embraced the advice, putting in the work to help buyers appreciate the property at its best.

The campaign launched on 31 August. Although technically still winter, improving weather helped showcase the outdoor spaces and the lifestyle on offer.  We had some beautiful weather early in the campaign, which really helped showcase the pool, outdoor areas and the lifestyle on offer,” Brent said.

Pricing and promotion working together

As the launch approached, the advertised price was adjusted to better reflect market expectations. Brent saw appropriate pricing as an important part of attracting interest in a market where buyers had time and choice. Promotion covered social media, newspaper advertising, McCartney’s database, property signage and advertising on all major real estate portals. The campaign also reached people who were not actively searching, broadening the audience beyond buyers already inspecting homes.  Seventeen buyers attended the first open. The eventual purchaser, a local looking to upsize, made an offer following that inspection and returned several times over the next two weekends.

An early offer, followed by a considered process

The initial interest developed into an agreement over the following weeks. A due diligence period and time for other interested buyers to inspect preceded the owners’ acceptance in late September.  The final agreement also secured the longer settlement the owners wanted, giving them breathing room to plan their next move and explore options locally.  For Brent, the result reflected the work put in by everyone involved, from the owners’ willingness to embrace the preparation through to a considered approach to pricing and promotion. The eventual purchaser attended the first open home, but the groundwork for the sale had begun months earlier.
